and Campus Services offers a Monday - Friday work schedule with no
travel and generous PTO, benefit, and retirement plans. Tools,
uniforms, and work shoes are provided.
Develops, establishes, and maintains Preventative Maintenance (PM)
program within Facilities Management for all equipment and systems.
Determines maintenance tasks, frequencies, and labor requirements
needed to maintain building systems and components. Analyzes
effectiveness of program and makes recommendations for
improvements.Job DescriptionEssential Functions:
- Creates and maintains comprehensive inventory of building
equipment and campus systems. Determines structure of maintainable
components and establishes systems hierarchies. Identifies and
maintains all equipment and systems in a database.
- Develops preventive maintenance (PM) plans for building systems
and maintainable equipment based on equipment age, condition and
manufacturer recommended tasks. Uses extensive building maintenance
experience, manufacturer recommendations, and industry best
practices to determine maintenance tasks, frequencies, and labor
requirements required to maintain building systems and
components.
- Creates PM plan records in maintenance management software and
associates PM plans with maintainable components.
- Maintains all manufacturer documentation and warranty
information related to equipment and systems.
- Implements and oversees a quality control program to verify
that PM checks are being accomplished on time and to required
standards.
- Compiles data, develops trend analyses, and prepares reports
and summaries for staff and management. Analyzes through available
documentation, reports and site to determine if equipment and
systems are sufficiently maintained to achieve maximum efficiency
and life expectancy with available resources.
- Produces and monitors PM schedules on a weekly basis. Keeps
history of deferred maintenance.
- Maintains complete and accurate files of various schedule and
inventory reports.
- Reviews completed work orders to determine if time standards
and job estimates were met.
- Collaborates with others in developing replacement plans for
equipment for capital budgeting forecasts.
- Develops labor schedules and forecasting for PM and reactive
work in conjunction with shop supervisors and managers to build
maximum value with available resources.
- Maintains the WFU backflow prevention testing program. This
includes scheduling the testing by the teams, maintaining the
required documentation, & paying the test recording fees with the
City of Winston-Salem.
- Assists in collection of data for the annual WFU storm water
report.
- Performs other related duties as assigned.Required Education,
Knowledge, Skills, Abilities:
- Associate's degree with 5 years related experience in the
facilities maintenance industry or equivalent combination of
education and experience.
- Two years or more experience in establishing and managing an
institutional PM program using computerized systems.
- Experienced with assigning and scheduling PMs based on
available resources.
- Specialized trade or general maintenance experience.
- Strong working knowledge of building systems including HVAC,
mechanical, structural, plumbing, fire, electrical, elevators and
utilities.
- Strong working knowledge of PM best practices, trends, and
manufacturer's specifications/recommendations.
- Ability to communicate effectively, both verbally and in
writing, with maintenance teams, supervisors and technical
staff.
- Attention to detail; excellent organizational ability necessary
to ensure quality control of the PM program.
- Proficiency with MS Office (Word, Excel, Power Point) and
internet applications.
- Proficiency with a Computerized Maintenance Management System
(CMMS)/Enterprise Asset Management (EAM) system.
- Proficiency with computerized reporting software.
- Ability to work independently and with groups.
- Medium work: exerting up to 50 pounds of force occasionally
and/or up to 20 pounds of force frequently, and/or up to 10 pounds
of force constantly to move objects. Stooping, kneeling, crouching,
reaching, standing, walking, pushing, pulling, lifting, grasping,
talking, hearing, repetitive motions. Close visual acuity. Subject
to a variety of physical conditions, including both inside and
outside environmental conditions, confined space, moving mechanical
